Electrical Installation Condition Report

A landlord must ensure there is a valid electrical condition report during each period of occupation.  This report will remain valid for a maximum period of 5 years beginning with the day on which electrical safety inspection is carried out.


An EICR test (also called a landlord electrical safety certificate or fixed wire test) checks the electrical installation in a property.

This ensures light fittings, sockets, wiring and fuse boxes are all safe and are not fire hazards.

Smoke Alarms & Carbon Monoxide Detectors

It is extremely important that your properties Smoke and Carbon Monoxide detectors are fitted and working.


Landlords need to ensure that smoke detectors are present on each storey of the dwelling,  in proper working order, Connected to the dwelling’s electrical supply, and linked to every other smoke alarm in the dwelling which is connected to the electrical supply.


Carbon monoxide alarms need to be present in each room of the dwelling which contains a gas appliance, an oil fired combustion appliance or a solid fuel burning combustion appliance.
